At this point we're still watching but there are some very good signs ..... The Bad News: Year to date sales are still off significantly. That statement, while true can paint a misleading picture. As you'll see in the graph below, The monthly sales are tracking back up steadily which is wonderful. However the slow start to the year has really put us behind and the yearly totals will probably be off for some time to come. |

More Encouraging is the number of homes for sale. Once again we see the total homes for sale increase very little. In fact the total inventory was only 4 units greater than the month before and a whopping 50 units less than last year. At the same time, the number of units sold increased by 30, moving us ever closer to a balanced market. The month of May will probably see this trend change .. but if we can maintain the pattern even a bit it will be very positive. Another 60 days and the number of homes coming on the market should start to dwindle again .. allowing for a the demand to catch up. As we have seen since the fall of 2007, there is a very strong market for quality properties priced to show value. This statement is true for both town and country properties. While most owners have not been able to realize much of a profit over the last 24 months without making substantial improvements, anyone who has owned their homes for 4 or more years should expect to realize a positive result to a sale. Now more than ever proper care in pricing and packaging is critical to success. Where we see the greatest discounting is in marginal properties or those priced too high to begin with. There are buyers out there, but they know what's going on and they don't have the same sense of panic that may have existed several years ago. They're shopping. |
